CITY GREEN WEST HOUSING

The site for City Green West Housing is in the heart of West Melbourne, within easy strolling distance to all public transport options and parklands to connect to pedestrian and bicycle networks. The design initially considered to uses for the site – both as residential apartments and student housing.

The site constraints included a 40m height limit which had the potential to be revised to 50 or 60m in the near future. For the apartment option the brief included a mix of 50m2 1 bedroom apartments and 70m2 2 bedroom apartments with carparking, utilize existing crossovers to the main street and existing lanes to north side of site for vehicle exits and servicing, with different development yields depending on the height of the proposal.

For the student housing option the brief can allowed for commercial student housing development with the sale of individual student housing units assumed. Housing units included individual bathroom and kitchen facilities, with communal laundries and social spaces assumed to be broadly in line with the council Student Housing Policy and associated car parking for staff and services. Different development yields were reviewed depending on the height of the proposal.

Finally, an integrated urban design approach was considered in order to facilitate integration of the development within the existing high density streetscape pattern and fabric with an intact heritage places adjacent and high aspirations from council, and through the mechanism of appropriate terracing and landscape at the lower and podium levels and balcony configurations above.
