BALMAIN TERRACE

Located amidst the hustle and bustle of Mullens Road in the heart of Balmain, the challenge for this brief was to create an urban oasis for a young and growing family in quite an aggressive urban environment.

The cottage was far from intact, with a retro brick faceted façade to the street and an eighties self-build concrete bunker with undercroft to the rear. We were able to use these to our advantage through the planning and design stage. Despite the NSW DA process and formula strictly limiting the amount of‘new footprint’you can build on a site, we were able to ‘fill in’the bunker and create a wonderful open plan kitchen flowing out onto a new elevated deck to the courtyard garden, with provision for a new master suite, ensuite and balcony upstairs.

This part of Mullens Street had some intact heritage fabric adjacent to the property, and a confident yet sensitive design approach meant we were able to replace the façade with a contemporary shopfront insertion and a simple yet contemporary new façade to the rear.

Leichardt Council were involved as Building Surveyors and were proactive in facilitating as smoothly as possible the entire building process.
